What is a Joint Venture? Wherein two or more entities (people, corporations, etc.) work together to accomplish a mutual goal; that is a Joint Venture. As for our discussion here, we are talking about one party (the investor) who provides the necessary funds to acquire a property, and a second party (the entrepreneur) who will provide the management and expertise necessary to accomplish the mutual goal.
